We've had a very strong housing market in San Francisco this year. There have been steady price increases in most neighborhoods due to low inventory not meeting buyer demand. Now that fall has arrived, many homeowners believe that the time has passed to sell and they should wait for spring. But contrary to what many people believe, fall can be an excellent time to sell your home.
Although most people think of spring and summer as prime home-buying season, fall can be just as good a time to sell. This is particularly true this year because this year has been such a strong seller's market. Prices are higher than last year and still climbing. Demand is strong and we are still seeing multiple offers and overbidding on many well-priced properties.
If you have been considering selling your home, here are a few reasons to think about listing it this fall:
1. There is a lack of available inventory. There has been a lack of inventory all year, sometimes less than half of historical averages. In the fall there are typically fewer listings available, leading to more visibility for your home.
2. Buyers in the market are more serious now. During the fall months, there tends to be less 'lookie-loo's' and more serious, motivated buyers. Buyers looking at this time tend to have a specific reason for buying, such as relocation, and often will pull the trigger quickly if they find the right property.
3. There is continued strong demand from buyers. As most everyone who follows real estate in San Francisco knows, there have been more buyers than sellers of homes here in the City. This has led to steady price increases throughout the year, high traffic at open houses and multiple offers on many homes
4. Buyers have more time to focus on a home search. Buyers are back from summer vacations and kids are back in school and the holidays aren't upon us yet. Serious buyers have time to focus on a home search.
So in short, while it may not be typical wisdom to sell your home in the fall, there are many advantages to listing your home now, especially when others are staying off the market.
